A new building must touch at least 1 edge of an existing building. Your first building instead needs at least 1 space on a border space of your zoo map. Buildings may only cover empty spaces: they can't extend past the map edge, overlap another building, or cover water or rock spaces. Unique buildings can't be built with the Build action and only come into play through their Sponsor cards.
